IMPORTANT TAX BULLETIN

June 30, 2011 the PA Department of Revenue issued a tentative notice for Common Level ration factor applicable on July 1, 2011. The tentative factor for Beaver County is 3.06.  Please go to their web site for further information www.revenue.state.pa.us

LOCAL REALTY TRANSFER TAX FOR ALL BEAVER COUNTY MUNICIPALITIES (1/2%) AND SCHOOL DISTRICTS (1/2%) WILL BE PAID TO THE RECORDER OF DEEDS AS THEIR AGENT, FOR A TOTAL OF 1%.

Beginning DECEMBER 8, 2009
RECORDING FEE INCREASE

On October 9, 2009 Governor Rendell singed into law House Bill 1607 which became Act 49 of 2009. This Act adds additional recording fees effective on DECEMBER 8, 2009.

The new fees include a temporary (for 25 months) $ 11.25 surcharge on certain documents currently collecting the “Judicial Computer System/Access of Justice” fees. Additionally, a new permanent fee of $ 2.25 has been added, the revenue from which is earmarked for the “Criminal Justice Enhancement Account”. This results in a combined increase of $ 13.50 which will be added to the current $ 10.00 fee, bringing the total to $ 23.50.

DEEDS (in any form), DECREE OF REALTY and MORTGAGES will now be $ 55.00 for the first 4 pages & 4 names. Add an additional $ 2.00 for each page over 4 and $.50 per name over 4.

DOCUMENTS also affected by the additional fee will now be $ 42.00 for the first 4 pages & 4 names. Add an additional $ 2.00 for each page over 4 and $ .50 per name over 4.

Assignment of Mortgage
Satisfaction or Release of Mortgage
Installment Land Contract or Sales Agreement
Easements, Right of Way
Leases for the term of Thirty (30) years or longer

NOTE: The Supreme Court shall designate by financial regulations which recordings meet the criteria.

ALL ATTACHED PAGES TO THE STATEMENT OF VALUE WILL ALSO BE RECORDED, WITH THE EXCEPTION OF TRUSTS. EACH ADDITIONAL PAGE OVER FOUR (4) WILL BE CHARGED @$2 PER EXTRA PAGE.
